Well first off... I just got off the phone with the realtor and the sellers accepted our contract and made a very reasonable counter offer.

WOOT!!!!!

Second, I know some of the pitfalls of using a broker rather than a bank. Our dillema is we must be out of rental by the end of May so time is very important. I've been told by several sources that FHA loans take longer to process.

At any rate, now that we have an accepted contract, we will definitely be looking at banks!

Man I am so relieved.

House had three offers. One was higher than our with conditions and the other was a cash offer with conditions. We were lucky as our offer was contingent on financing at the asking price

WOOT!!!

Great news Charlie, congratulations! Is it just a formality now, once you accept the counter-offer?

yea this time it's going right in our bedroom

don't have a room to use as an office and our bedroom is more than large enough

in the rental we had the computers in an enclosed porch, which was never really safe
